The Newer lodge completed in 2012 is uniquely located on the Lake, halfway up the lake on an island close to the western shore. Surrounded by many islands, bays and streams, it is known to be in an area of prime fishing and very protected from bad weather on a lake of its size ...no down fishing days due to wind, being protected as it is and no long boat travel necessary to access the best fishing. These are a big advantage when promoting, not to mention fuel savings for the lodge opposed to those that have to travel long distances.
The lodge is set up with a water tower and 2 battery inverter systems for minimal running time of a generator. When no guests are in camp a generator needs to be run for just a couple hours a day to charge batteries and then they will supply power for the rest of the day and night. With guests in camp, a generator is run during breakfast and dinner and the battery inverter provides power for the rest of the time. This is a great fuel savings and adds to generator life. This system saves thousands of dollars a season compared to traditional lodge set-ups.
The Property is approx 5 acres, shore to shore across a peninsula...private owned surveyed land, NOT leased.

The lodge guests are flown in by float plane however, supplies, equipment and owner access is possible by vehicle access to eastern shore and about 30 miles by boat to the lodge to save costly flight expenses for a lodge as remote as this.
Several excellent areas close by to establish its own aircraft runway if future owners wish to do that, however, for now several flexible options are available for accessing the lodge with guests ...float plane, vehicle/water.
Professional guides are available close by and have guided for this lodge for generations. This lake, and the surrounding area has been their summer home for as long as anyone can remember. They know the area, are very personable and have a personal connection to the island lodge. Their lives surround the area and the lodge is not just a place to drive a boat for the summer. These are not just guides gathered up as many lodges need to do, this area is their back yard.
Owner would consider financing a purchase with a substantial down payment.
Owners have extensive knowledge, are very well regarded in the industry and are able and willing to assist new owners to familiarize new owners for a period of operation, if so desired.
